6 Reasons to Pick a Master-Planned Community

June 24, 2025

It’s easy to get wowed by a home and neglect to look beyond that perfect kitchen to the surrounding neighborhood. But you should. The home’s location can have a significant impact on its sale potential if you decide to move. And there are other factors, too. Let’s explore some advantages of choosing a home in a master-planned community.

Quality Builders

Master-planned developers don’t sell their lots to any builder who asks. Instead, they seek out builders well known for quality construction and dedicated customer service who will effectively represent their community and reputation. A thorough vetting process ensures the builder’s standards are up to those set for the community and that they can meet their financial obligations.

A Nice Streetscape

We’ve seen or heard the neighbor horror stories — six cars piled onto the driveway and lawn (some on cement blocks), holiday decorations still on display come June, hordes of trash stacked outside the front door, grass tall enough to be a wildlife habitat — the list goes on. This doesn’t happen in a master-planned community thanks to rules set by the community’s home owners association (HOA). The rules designed to ensure a well-kept streetscape and a safe environment for all neighbors. Residents who don’t follow them can accrue costly fines that accumulate over time.

Attractive Common Areas

The HOA doesn’t just safeguard the appearance of homes, it is also responsible for common areas in the community, including keeping the grass mowed and decorative plantings fresh. The HOA also regularly inspects pools, parks and other community amenities to ensure they are in good working order.

An Abundance of Amenities

You’ll likely find more amenities and a greater variety of them in a master-planned community versus a regular neighborhood. A standard pool gives way to a freeform oasis with a zero-entry beach for toddlers and slides that dump into deeper areas for more adventurous swimmers. Playgrounds within walking distance, dog parks, sports courts, clubhouses and more are common within a master-planned community, elevating the lifestyle residents experience. Many communities also have onsite fitness centers that are free for residents to use. Here in Sienna, we have two.

So Many Conveniences

A defining feature of a master-planned community is a mix of homes, restaurants, shops, medical offices, schools, churches and other conveniences. Not only is a late-night run for diapers easier, but the commercial areas in master-planned communities are also employment centers, allowing residents to live, work and play without leaving the community.

Home Value Appreciation

The neat and orderly appearance of a master-planned community can be appealing to prospective home buyers, and the promise of a more engaging lifestyle can drive up demand for homes within it. In fact, Institutional Real Estate, Inc., says homes within master-planned communities can sell for about 10 percent more than similar homes in a regular neighborhood. John Burns Research & Consulting, which tracks new home sales across the country, said in a 2023 report that the nation’s top 50 master-planned communities tend to “show greater resilience to and recovery from housing market corrections than the overall new home market.” Simply put, you will likely find it easier to sell your home in a master-planned community and for more money than in an ordinary neighborhood.
