Builders offer a set of floor plans at a base price, essentially a starting price that includes the cost of a standard-size lot. Adding options to the home such as upgraded flooring or adding an extra bedroom can increase the cost of the home above that base price. However, there’s no need to add options unless you really want to. Floor plans come with everything you need to live comfortably. Chesmar Homes Courtyard Collection

Chesmar Homes offers nine floor plans in its Courtyard Collection in Sienna. One plan boasts a starting price below $295,000, while the other designs range from the $330,000s to the $380,000s. They feature three or four bedrooms, open-concept living areas, private fenced backyards and sizes that range from 1,474 to 2,054 square feet. The single-family homes share a courtyard entry drive.

Chesmar Homes Chateau Collection

Four floor plans are offered in Chesmar’s Chateau Series, all priced below $350,000 with the smallest design at $325,990. The two-story, single-family homes offer 1,710 to 1,901 square feet. Each has three bedrooms, 2.5 baths, a covered patio, open-concept living areas, flex space, and a two-car garage. Buyers can choose between floor plans with the primary bedroom upstairs or downstairs.

Beazer Homes Duets

Home buyers not wanting to spend more than $400,000 on a new home can select from five floor plans in Beazer Homes’ Duets Series. The townhome designs are priced from the $330,000s to the low $380,000s and range from 1,730 to 2,149 square feet. The base floor plans offer three and four bedrooms, and each has island kitchens open to the dining and gathering areas, as well as a two-car garage. One- and two-story designs are available. Beazer estimates the average monthly utility cost to be no more than $120.

Toll Brothers

The Premier Collection by Toll Brothers features six home designs for 45-foot homesites — three priced below $400,000. The plans range from $374,995 to $393,995 and offer 1,884 to 2,033 square feet, all in a single story. Buyers can select between three- and four-bedroom plans, each with an island kitchen, covered patio, two-car garage and multiple full baths.

David Weekley Homes

David Weekley Homes is offering its final opportunities for homes designed for 40-foot properties, with one move-in-ready home priced at $380,000. With 2,068 square feet, this home features a half bath and an island kitchen that flows into the family and dining rooms on the first floor. Upstairs are three bedrooms with walk-in closets, two full baths, loft space and a convenient utility room. The owner’s retreat has a sitting area in the bedroom and dual vanities in the en suite bath.

Shea Homes Houston

Sienna home buyers can choose from three Shea Homes designs base priced between $390,000 and $400,000 in Sienna. These one-story, single-family homes have three bedrooms, two full baths and two-car garages. Island kitchens open to a casual dining area and great room. Home sizes range from 1,529 to 1,714 square feet.
