First new homes coming to Sienna Plantation expansion

The first homes in Toll Brothers’ 3,700-acre addition to Sienna Plantation in Fort Bend County will be available early next  year.

The first neighborhood,  named the Village of Sawmill Lake after sawmills that operated in the area in the mid 1800s, will contain 500 homes, including 45 in a gated neighborhood. Model homes are expected to open in March of 2015.

Toll Brothers, a luxury home builder based in Horsham, Pa., and private equity firm GTIS Partners purchased the parcel for the expansion in January.

The partners have tapped Johnson Development Corp., creator of Sienna Plantation, to serve as primary developer of the land.

Toll Brothers will build luxury homes on larger lots in the Village of Sawmill Lake. Other builders will be announced in the coming weeks.

“We’re looking to build on Sienna Plantation’s outstanding reputation,” Karl Mistry, Houston Division president of Toll Brothers, said in an announcement. “Our plan is to maintain Sienna Plantation’s architectural standards to create a seamless addition to the community.”

The Fort Bend Independent School District has purchased 15-acre site for an elementary school and is under contract to purchased a 32-acre site for a middle school. An amenities center for residents is scheduled to open along Sawmill Lake in the northeast section of the village in 2016.

The addition will build upon the 10,000 acres in Sienna Plantation, which was started 17 years ago. Sienna Plantation ranked No. 6 in the Houston area for home starts, wiht 448 houses started in 2013, according to Metrostudy. The most active communities were Cinco Ranch (819), Riverstone (714), The Woodlands (713), Cross Creek Ranch (462) and Aliana (451.).

Sienna Plantation is located near Texas 6 and Sienna Parkway in the Missouri City area.

Toll Brothers recently announced builders at its Woodson’s Reserve development north of Houston.
